The New Vision Lansing development is a five-building, $316 million project from Gentilozzi Real Estate happening in Downtown Lansing and Old Town Lansing. It consists of 5 buildings, 2 in the heart of downtown, 1 near the Capitol building, and 2 in Old Town. It will add nearly 600 residential units and 600,000 square feet when complete in 2027. It will transform the area by adding residents that will be downtown in the evening and weekends rather than office workers that are generally only around Monday-Friday, 9-5. All of these new residents will support new restaurants, shops, and other services.
Tower on Grand
Offering wonderful views of the Grand River, Michigan Avenue Corridor, and downtown Lansing, Tower on Grand will be 28 stories in all. The Boji Tower, formerly known as the Olds Tower and the Michigan National Bank Building, had been the tallest building in Lansing since 1931 but will soon be second to Tower on the Grand. It will be located at 235 S Grand Ave. There will be a 5th floor lounge and game room along with many other amenities as it connects across Grand to the old Michigan Strand Theatre. There will also be a lounge on the 28th floor.
Rents are expected to range from $800 for a studio to $8000 for the penthouse. 109,000 square feet of glass will be installed allowing great views of downtown Lansing, Stadium District, and the Grand River.
100 South Washington Square
100 South Washington Square is a 10 story, 58,712 square feet building constructed in 1922 and will be converted from commercial space to a mix of commercial and residential units.

In addition to Tower on Grand and 100 S Washington Square, the project also includes Capitol Tower at 201 N Walnut St, the Ingham Building at 116 W Ottawa St, and a mixed-use building on Turner St. in Old Town.
